Who we are
The Redding Group Property management, LLC. is a small home town property managers office located in St Helens Oregon. We have been in the property management business for more than ten years. We strive to give each tenant and owner the personal touch needed to feel comfortable and confident in our abilities to manage their property or rent from us.
Barb Is the owner and licensed property manager and started this company just after getting her Property Managers license in Oregon. She maintains her license by attending all of the require classes to stay up on the current and ever changing rules and regulations in the State of Oregon.
Jennifer is the office manager and has been with the company from the start as well. She maintains all of the files and behind the scene software for tenant and owners. She is very well versed in the current rules and regulations in the State of Oregon.

Provided Services
Full Service: Complete property management services to include but not limited to: Advertising and marketing of properties, lease renewal, property inspections, and rent collection.
Short Term: Properties on a limited management basis due to part time residents, short sale, properties owned by banks.
Placement Only: Advertising and Marketing of rental properties, show properties, screen applicants, and prepare lease for home owners.
*The Redding Group will meet prospective homeowners at their property with no charge for rental evaluation and consultation.

Rental Criteria
Thank you for your interest in one of our properties. A thorough screening process is an important component of our management process. Applications must be completed in full by all residents 18 years of age and over. Multiple applications for a specific property or unit will be processed on a date and time basis. There is a $45.00 non-refundable application screening and background fee for each applicant over the age of 18. General Requirements
- A complete and accurate application with phone numbers. Incomplete applications will be denied.
- Credit scores below 625 will be denied.
- Applicant must be able to enter a legal and binding contract.
- Incomplete, inaccurate, or falsified information will be grounds for denial.
- Negative information from a consumer reporting agency or current collections could be grounds for denial.
- Any individual who may constitute a direct threat to the health and safety of an individual, the complex, neighborhood, or the property of others will be denied.
- We do not accept co-signers.
- The denial of one applicant will result in the denial of the entire application.
- Most of our units do accept pets. There is a 2 pet maximum. Minimum of $25 pet rent per month per pet. Minimum deposit is $200 . Puppies and kittens are not allowed unless owner approved and are subject to a larger deposit and pet rent.
- All pets are upon owner approval.
- Companion animals must have current verifiable companion paperwork to be allowed or they will be considered pets and subject to pet deposit and rent.
Income Requirements
- Gross monthly household income must equal two and one half times the stated monthly rent.
- Must have minimum six months with current employer
- A current paycheck stub from your employer will be required. Verifiable income will be required for unemployed applicants (verifiable income such as child support, social security, unemployment, etc.)
- Self-employed applicants will be verified through the state. A recorded business name or corporate filling will be sufficient to meet verification of employment.
- Applicants will be denied if the legal source of income cannot be verified.
Once approved we will call and request a deposit within 24 hours to hold the unit for no more than 14 days

-I have seen the property management industry from both sides -- as a landlord and as a renter. Currently I am a renter with The Redding Group. In both capacities I have seen abysmally awful and amazing excellence. TRG is definitely in the latter category.
From my initial application nearly two years ago to the monthly payment of my rent, TRG has been outstanding and trouble free. Appointments for lease signings and inspections have been timely and generally at my convenience. The online payment system is straightforward and Barb and her staff are there to help when there has been the occasional glitch.
Renting through TRG has been a pleasant and stress free experience. If only my property managers for my units were as professional!
